Another Day – Another Client!

I am working with a new client who is starting their search in one of my favorite areas,

Keswick Estates!

This is a beautiful neighborhood with grand homes and views!

This area is not only beautiful with it’s rolling landscapes and country club but it also has a wonderful Golf Course! I am always amazed at how fee golfers are on this course when I drive by!

It is one of the few gated communities in the Charlottesville Real Estate Area which only keeps out the Sunday drivers. I think that is the only real reason for gated communities in our area.

There is one problem, we did not find the right home in Keswick Estates -

There will be a few other neighborhoods to peruse and one might just fit. This will be an adventure!

The last time I had a client who really wanted Keswick Estates, we ended up buying a lot and building a wonderful home (it took over a year and a half).

But that was a fun and exciting project and I now have clients that are friends for life!

What a great deal!!!

A look back at 2010 from Charlottesville Real Estate Solutions

If 2010 taught us anything in the Charlottesville Real Estate market, it told us that we are seeing a market that is constantly changing. We are seeing more and more foreclosures and short-sales in our area. This is a lot of pressure on our market.

Sellers are still adjusting to market conditions by pricing aggressively and having their homes in better shape than in the past.

Buyers are still in control and are pressing sellers and yes even banks to come back to reality.

Are we at a bottom? I would not call it as it seems we may be in a sideways trend for several years. We have to get through a lot of inventory and of course unemployment is a huge pressure on all markets.

Up vs Down in Charlottesville Real Estate

Why is it that I read so much about the beat up market in the Charlottesville area? I know that I am looking answers, like a lot of people, agents, clients but I have to say that our market is just different.

Sellers still need to adjust to market conditions, give concessions and work with their listing agents to get their homes priced right. Homes are selling but they have to be in good shape and priced well against the competition. If not it would be best to remove them from the market.

Buyers are being overly picky a lot of times. I see buyers losing great homes because they want to "wait" and see what the market will do. Well the simple answer is you will miss the home that fit you best. Have you been watching rates?

My associate Peg and I sell well over a home a week. In fact I just checked and we have 60 transactions already for 2010. I am not saying this to impress anyone, what I am saying is that the active agents out there have adjusted to market conditions and have learned to make deals work. Are you working with an active agent? Ask them the tough question: how many transactions have you done in the last year (or two)?

Client Question of the day about Charlottesville Real Estate

Hi Charles, 

Can you recommend, say, 4 areas that we should take a look at other than Forest Lakes or Glenmore?

Sure,

Other than Glenmore and Forest Lakes,

Still Meadow (no homes available at this time but you can watch for it)
Bentivar (Homes may seem high priced at first but we see some nice homes come on at decent prices with larger lots)
Dunlora (closer to town and a very nice neighborhood)
Old Trail (in Crozet, but worth a look, there are several options in Crozet if the distance to Charlottesville works for you)

Trends in Charlottesville Real Estate (closing a home a week)

Our local market seems to have slowed but it is still active.... what do I mean?  In looking at year end numbers our Charlottesville REMAX office is out selling every other office in the area. 

There is still a lot of activity (both buyers and sellers) we just have more inventory than usual and the deals are more challenging. As my clients know I co-list homes with Peg Gilliland. When I look at our sales, we are closing over a home a week. Not bad for a SLOW market.

I know there is a lot going on with the financial market mess and the housing market crisis. Even Charlottesville Real Estate has been hit, but the one thing we have learned over time is that things do get better. We have had tough times before and we always make it though….

I just read a post on a popular website by a local agent who was describing a "Current" deal and commission issues asking for opinions

To me this is so wrong on many levels.

First, your primary job is to protect your clients interests (not your commission) 
Second, you have a managing broker and mediation at our local Realtor Association to assist you. This is what they are there for.
Third, this can certainly weaken any further negotiations for your clients

Remember: everything you write on a blog site is out there "FOREVER"
